Rates and discount conditions

The rates above come from the bank’s rate sheet checked on 19 October 2026. The discounted offer links an active account with repayment insurance. The account condition includes monthly credits of at least 1.5 times the instalment and three card payments. The bank assesses each application individually.

Fees

The price list effective 1 June 2026 includes fees for granting, drawing and changing a loan. Some products waive the arrangement fee when insurance conditions are met. A top-up fee may apply to the additional amount. Ask for the current price list and an ESIS for the exact product; a general representative example may not include your services.

Loan amount, LTV and term

UniCredit offers Hypoúver Invest for housing and Hypoúver Free, which does not require proof of purpose. The non-purpose product is still secured by property. The reviewed public materials do not establish a reliable maximum amount, LTV or term for Hypoúver Free. NBS limits and the bank’s own terms apply to purpose mortgages.

Who can apply: age and income

The bank application form lists several income sources, including employment in Slovakia or abroad, business, rent and investment income. A source appearing on the form does not prove the bank will recognise all of it. The bank assesses documents and income stability individually; a precise sector-based business formula has not been established publicly.

Refinancing and top-ups

For refinancing, the bank may waive the arrangement fee and accept an existing valuation of a completed property if it meets its conditions. The product page describes financing up to 90% of the bank’s valuation. Offers described as requiring no income documents do not remove affordability checks. A top-up or combined-purpose loan requires a new assessment and fee quote.

Insurance

Insurance for pledged property is required under the loan terms. Repayment insurance is optional; the bank may link it to a rate discount and fee waiver. Compare the premium and cover period with the saving.

How to apply

Request a written calculation for the amount, purpose, term and fixation you need. For refinancing, provide the balance and existing valuation for an initial review. Check the ESIS and compare it with other banks’ offers.

Frequently asked questions

What do I need for a UniCredit rate discount?

The public offer links the discount to an active account, monthly credits of at least 1.5 times the instalment, three card payments and repayment insurance. Confirm the exact terms in your offer.

Is Hypoúver Free unsecured?

No. It is a non-purpose housing loan secured by property. The bank does not publish complete LTV, amount and term limits for this product.

Can I reuse an older property valuation when refinancing?

UniCredit says an existing valuation of a completed property may be accepted subject to its conditions. The bank must confirm that your specific valuation qualifies.
