Rates and discount conditions

Fio banka’s rates in the comparison are published for loans from €40,000 with LTV up to 80%. Fio says the same rate sheet applies to purchases and refinancing. The bank has not published pricing for LTV between 80% and its maximum of 85%; ask for an individual offer.

Fees

The price list effective 2 April 2026 shows no mortgage arrangement or account-management fee. The customer arranges a property valuation and pays the valuer. A contract change or top-up may have a separate fee; the price list has its own item for an increase.

Loan amount, LTV and term

Fio lists loans from €40,000 to €1,000,000 and maximum LTV of 85%. Construction and building alterations have a higher minimum of €70,000. The published rate sheet covers LTV up to 80%, so confirm pricing above that level. The mortgage term is listed up to 30 years, with repayment by age 70.

Who can apply: age and income

The bank accepts employment income, business income, rent and selected other income. Self-employed applicants usually provide tax returns for two completed periods; Fio allows one in some cases without publishing the exact criteria. The recognised tax-base, turnover or dividend calculation is not public. Fio also lists a limited exception for some foreign income paid in euros; that does not mean all foreign income is accepted.

Refinancing and top-ups

Fio explicitly lists refinancing as a mortgage purpose and applies its published rates to it. The bank still requires income documents for refinancing; public materials do not establish a general no-document route. A top-up may be a contract change and is subject to a fee and new assessment.

Insurance

Insurance for pledged property is required. The reviewed public materials do not show a general rate discount for life or repayment insurance. Check the premium and assignment of insurance proceeds in your offer.

How to apply

Prepare income confirmation, bank statements and, for business income, tax returns. For construction, confirm the minimum amount, future valuation and drawdown process in advance. Compare the offer with other mortgage rates.
