Mortgages for young borrowers – conditions and benefits
There's no single "mortgage for young people" in Slovakia. Young applicants can use the tax bonus on mortgage interest, promotional offers from some banks, a higher LTV limit from 2027 and, under strict conditions, a loan from the State Housing Development Fund (ŠFRB).

A mortgage for young people isn’t a special kind of loan. It’s an ordinary mortgage with some benefits available if you’re 35 or under. The biggest is the tax bonus on mortgage interest, which is set by law and doesn’t depend on the bank. Other benefits, such as a lower rate, are offered only by some banks and only for a limited time.
Each benefit has its own conditions. The statutory age limit for the tax bonus may not match the age a bank sets for its promotion.
The tax bonus on mortgage interest
The tax bonus refunds part of the interest you pay on your mortgage. The rules depend on the date the loan agreement was signed, not on the year you claim the bonus for.
| Contracts from 1 January 2024 | Contracts from 2018 to 2023 | |
|---|---|---|
| Age when applying for the loan | 18 to 35 inclusive, co-borrowers too | same |
| Income in the year before signing | at most 1.6 × the average monthly wage | at most 1.3 × the average monthly wage |
| Bonus | 50% of interest, at most €1,200 a year | 50% of interest on principal up to €50,000, at most €400 a year |
| Duration | five consecutive years from the first month of interest | same |
Conditions for a new contract
- Age is assessed on the date you apply for the loan. All borrowers must meet it.
- Income is assessed once, for the calendar year before you sign the contract. It isn’t checked again later. For a 2026 contract the ceiling is €2,592 a month (1.6 × €1,620, the 2025 average wage). It’s taxable income under the Income Tax Act that counts, not take-home pay.
- Co-borrowers: with several borrowers, their combined income is compared with the ceiling multiplied by the number of borrowers. For two borrowers and a 2026 contract that’s €5,184. The Financial Administration also accepts a case where one of them earns more than €2,592, as long as the combined income stays within the ceiling.
- Who gets the bonus: only one borrower. Co-borrowers can’t claim it.
- Home: one loan for one flat or house in Slovakia that serves exclusively as your permanent home, possibly shared with close relatives.
The €1,200 cap is reduced in the first and last year according to the number of eligible months. If interest starts in August, the most you can get for the first year is 5/12 of the cap, or €500. In a full year with €3,000 of interest, the bonus is €1,200, because half the interest would exceed the cap.
How to claim the bonus
- Ask your bank for a certificate of interest paid. The bank must issue it within 30 days of your request, free of charge once a year.
- For 2026, ask your employer for an annual tax settlement by 15 February 2027 and attach the bank’s certificate.
- If you file a tax return, claim the bonus in it by 31 March 2027 and attach a copy of the certificate.
Note: if you repay your mortgage early, the Financial Administration says you aren’t entitled to the bonus for the year of repayment. Your entitlement for previous years remains. If you refinance with a new loan, the bonus isn’t guaranteed to continue, because an amendment to the same contract and a new contract are treated differently.
Banks’ offers for young people
Some banks offer young people a lower rate, a fee discount or a higher LTV. These are commercial promotions, not a legal entitlement. They have their own age limits and can change or end at any time. Based on the banks’ public websites as at 19 October 2026:
| Bank | The bank’s age condition | What it offers | Valid |
|---|---|---|---|
| Slovenská sporiteľňa | at least one applicant aged up to 35 | 3-year fixation from 3.99% with loan insurance and DOMOV property insurance, LTV up to 90% | applications from 5 October 2026, end date not published |
| VÚB | up to 35, and the loan must qualify for the tax bonus | 0.30 pp discount for the first 12 months with a 3-, 4- or 5-year fixation | end date not published |
| Tatra banka | under 34, first home | from 3.89% with a 3-year fixation and the rewards programme, no arrangement fee, €500 bonus, LTV up to 90% | applications until 31 December 2026 or until €50m is used up |
| Prima banka | 18 to 35 on the application date | 3.60% with a 30-month fixation, LTV up to 90% | loans approved by 28 October 2026 |
| UniCredit Bank | 18 to 35 (at least one spouse) | rate discount for LTV above 80% up to 90%, 2- to 5-year fixation | end date not published |
ČSOB, Fio banka and mBank don’t publish a separate product for young people. ČSOB offers loans up to 90% in a limited volume regardless of age.
UniCredit Bank’s resulting youth rate isn’t clear from its published information, so we don’t list it. With every promotion, the bank assesses the application individually, and meeting the age condition alone doesn’t entitle you to the promotional rate.
Note: if a bank’s promotion only requires one applicant to meet the age limit, that doesn’t mean you qualify for the tax bonus. For the bonus, every borrower must meet the age condition.
90% mortgages from 2027
Until 31 December 2026 a standard 80% LTV limit applies to everyone. Banks grant loans up to 90%, including in youth promotions, only within a limited exception quota.
From 1 January 2027 the standard limit will be 90% for applicants who are buying or building a home, are aged 35 or under and own no residential property. With a joint loan, this must apply to every co-borrower. Details and examples of the own funds you need are on the 90% mortgage page.
For young people eligible for the tax bonus, a bank can already allow total debt of up to 9 times annual income instead of the usual 8 as an exception. From 1 January 2027 this ceiling rises to 10 times. This too is an exception within the bank’s quota, not an entitlement.
“Newlywed mortgages” and ŠFRB
There’s currently no separate state “newlywed mortgage” (mladomanželská hypotéka). The older state contribution for young people, which reduced the interest rate, isn’t available for new loans. For contracts from 2018 it was replaced by the tax bonus.
Young couples can apply for a loan from the State Housing Development Fund (ŠFRB). It isn’t a bank mortgage, and you apply through your municipal office. Conditions in 2026:
- a loan of up to 100% of the cost of acquiring the home, at most €180,000, over 40 years at 1% interest a year,
- eligible groups include married couples where both spouses are aged 35 or under, and parents with a child aged up to 6,
- household monthly income in the previous year must not exceed 5 times the household’s subsistence minimum,
- floor area generally up to 80 m² for a flat and up to 120 m² per dwelling in a house,
- after the birth or adoption of a child, the fund can write off €2,000 under statutory conditions.
In 2026, applications for home purchase loans were accepted from 15 January to 31 August. According to ŠFRB’s notice of 22 May 2026, applications covered its entire 2026 budget, and the fund has announced the next intake from 15 January 2027. The conditions for 2027 aren’t known yet. ŠFRB support isn’t a legal entitlement, and an application can be rejected if funds run out.
What to do
- Check whether you and any co-borrowers meet the age and income limits of the tax bonus for the year in which you’ll sign the contract.
- Compare bank promotions with standard rates. Take into account conditions such as insurance or an account, and when the promotion ends.
- Work out how much a bank could lend you with the income-based calculator and your payment with the mortgage calculator.
- The limits that apply to all applicants are in the mortgage requirements guide.
Frequently asked questions
Up to what age can I get a mortgage for young people?
For the tax bonus you must be aged 18 to 35 inclusive on the date you apply for the loan, and so must all co-borrowers. Banks set their own limits for their promotions. For example, Tatra banka offers HypotékaTB pre mladých to applicants under 34, and Slovenská sporiteľňa's promotion requires at least one applicant to be 35 or under.
Can we both claim the tax bonus?
No. With a joint loan, only one borrower claims the bonus. However, all borrowers must meet the age condition. Income is assessed jointly; for two borrowers and a 2026 contract, their combined average monthly taxable income must not exceed €5,184.
Is there a state mortgage contribution for young people in 2026?
There's no direct state mortgage contribution for young people in 2026. The state supports young people through the tax bonus on mortgage interest and through ŠFRB loans. According to the fund's notice of 22 May 2026, applications have covered its 2026 budget for home purchases, and it has announced the next application intake from 15 January 2027.
Can I get a 90% mortgage as a young borrower?
Until 31 December 2026 the standard limit is 80%, and 90% is only an exception from the bank's quota, even though some banks offer it in their youth promotions. From 1 January 2027, 90% will be the standard limit for a first home if all applicants are aged 35 or under and own no residential property. Even then, approval isn't guaranteed.
Will I lose the tax bonus if I repay my mortgage early?
According to the Financial Administration, no bonus arises for the year in which you repay the loan early, but your entitlement for previous years remains. If you refinance with a new loan, the bonus isn't guaranteed to continue automatically. Check with your bank or the tax office before refinancing.
