Mortgage interest rates: compare banks
This comparison shows banks’ published minimum rates, fixation periods, discount conditions and verification dates. A rate ‘from’ is neither a personal offer nor an APR.

Average rate on new housing loans
ECB/NBS volume-weighted rate for 2026-08: 3.73%, APRC 3.97%. Includes renegotiations of existing loans; this is not a personal offer.
ECB / NBS · 2026-10-19NBS housing asking prices, 2Q 2026: overall 3,041 €/m², flats 3,430 €/m², houses 2,163 €/m². These are not transaction prices.
NBS · 2026-10-19The interest rate sets the annual price of borrowed money. A bank offer also depends on the fixation period, fees and services you must use to qualify for the advertised rate. The percentage alone is not enough to choose a mortgage.
How to read the comparison
The table shows the lowest publicly advertised rates for different fixation periods and links to each bank’s terms. Rates apply to new loans and may depend on purpose, loan amount, loan-to-value ratio (LTV) and the applicant’s creditworthiness. A bank confirms its offer only after assessing your application.
A discount may depend on an active account, income paid into the account, insurance or a maximum LTV. Some published rates belong to a specific campaign with an approval or drawdown deadline. Open the terms for each offer before comparing it.
The interest rate is not the APR
Interest is only one part of a loan’s cost. The annual percentage rate of charge (APR) also includes known fees and required additional services. Banks’ representative examples often use different loan amounts, terms, valuations or insurance, so their APRs cannot be ranked fairly without matching those inputs.
Ask for the European Standardised Information Sheet (ESIS). Compare the same loan amount and term, arrangement fee, property valuation, account and insurance. Include a conditional service only if it applies to the offer you are considering.
Fixation determines how long the rate applies
The fixation period is the time when the contractual rate stays unchanged. The bank offers a new rate when it ends. A shorter fixation can mean an earlier rate review; a longer one gives you a longer period without a rate change. Today’s offer cannot reliably predict the rate after fixation ends.
Check whether the bank charges for changing the contract and when you need to request a new fixation. Read more in Interest-rate fixation. Estimate a payment at a chosen rate with the mortgage calculator.
Bank offers and market averages
A bank’s minimum rate is not the market average. The chart’s market series comes from ECB statistics on new housing loans in Slovakia; it measures something different from an individual bank offer. Historical averages describe completed lending and do not predict future rates.
Each source has its own effective date. Check the current rate sheet and obtain a written offer with its conditions before signing.
Frequently asked questions
Does the lowest rate mean the cheapest mortgage?
Not always. A rate may depend on an account, insurance or other services. Fees and the cost of required services also affect the total cost. Compare APRs for the same loan parameters.
What does a rate from mean?
It is the lowest published rate for the conditions stated by the bank. Your offer may differ based on income, security, loan amount, account, insurance and individual assessment.
How often do rates change?
Banks update their rate sheets and campaigns over time. Each item therefore has a verification date and source; confirm the current offer with the bank before deciding.
