Rates and discount conditions
The 365.bank rates in the comparison were checked on 19 October 2026. The lowest rate requires a combination of conditions: Účet plus with a monthly fee, stated account spending, income paid into the account and Domos Kompakt insurance. If you do not meet every condition or have a higher LTV, your rate may be higher.
Fees
The price list effective 1 July 2026 gives an arrangement fee of 0.80% of the loan, at least €300 and at most €1,000. Older FAQs state a flat €300, which conflicts with the current price list. The price list does not show a separate mortgage-account fee, but the discounted rate may require the paid Účet plus account. Check both costs in your ESIS.
Loan amount, LTV and term
The bank lists mortgages for purchase, construction, home improvements and refinancing. The amount depends on income and collateral value. In specified cases, the term can be up to 40 years; this option has additional age, income and applicant-count conditions and is not available to everyone. The non-purpose mortgage has separate rules and a shorter maximum term.
Who can apply: age and income
The bank lists employment, business and some other income types. It does not publish a complete self-employed income formula or acceptance rules for every foreign income. Longer terms have bank-specific age and income conditions. Confirm them for each co-applicant.
Refinancing and top-ups
365.bank offers mortgage refinancing. Some campaigns may waive the fee or reimburse early-repayment costs if conditions are met. Campaign terms, the contractual drawdown deadline and the price-list fee do not necessarily use the same deadline. For a top-up, ask whether the bank offers a separate product or a non-purpose loan against existing security.
Insurance
Insurance for pledged property is required. Domos Kompakt is one condition for a rate discount; payment-protection insurance is a separate option. Compare the insurance price with the rate saving.
How to apply
Request the current rate sheet, price list and ESIS for the amount you need. Check account terms, spending, credited income, insurance and the drawdown deadline. As of 19 October 2026, the bank had announced its legal merger with ČSOB from 1 November 2026; the 365.bank brand was to continue until technical migration. Follow current bank notices for new or existing loans.
Compare the offer with other mortgage rates and include every cost when refinancing.
