Mortgage for a plot: purchase and security

Not every bank finances a plot purchase, and accepting a plot as security does not guarantee financing. The purpose, legal status and value of the land all matter.

You can use a mortgage for a building plot only if the bank accepts that purpose and the specific parcel. A bank’s willingness to accept a plot as security does not by itself mean it will finance the purchase. Conditions vary with zoning, access and the plot’s value.

Buying a plot versus pledging it

For a purchase, the bank checks whether the loan may pay for the plot. For security, it checks whether it can take a lien over the parcel and what value it will accept. Some banks explicitly allow the purchase of a building plot; others only mention land as possible security.

If you already own the plot and plan to build, the bank may assess it together with the future house. Valuation and staged drawdown rules depend on the bank. See self-build mortgages.

What to check before applying

Prepare the title deed and cadastral map. Check that the plot is zoned for construction, has legally secured access and can be connected to utilities. The bank may ask for zoning information, a building permit or other documents for the specific purpose.

Also check liens, co-ownership, easements and restrictions on transfer. If the plot is part of a planned build, ask when the bank needs the project and budget and whether it can finance the purchase and construction under one contract.

How much can you borrow?

The loan is limited by LTV, DSTI and DTI. LTV uses the security value accepted by the bank, which may differ from the purchase price. If the valuation is lower, you must cover the gap and other costs yourself. NBS publishes residential-property statistics, not a universal price list for building plots.

Before signing, get written confirmation of the permitted purpose, accepted value, required own funds and drawdown conditions. Estimate a payment with the mortgage calculator.

Frequently asked questions

Can I buy a plot with a mortgage?

Some banks explicitly list building plots as an eligible purpose; others only confirm that a plot can be used as security. Check the current terms of the bank you are considering.

How much of the plot price will the bank lend?

It depends on NBS limits, income, other debts and the value the bank accepts for the plot. Flat and house price averages cannot automatically be applied to building land.

Does the plot have to be zoned for construction?

Requirements differ. The bank may ask for zoning information, legal road access, utilities or a specific type of parcel. Ask for the requirements before signing a reservation agreement.
