Rates and discount conditions

The table shows ČSOB rates checked on 19 October 2026. The bank publishes rates “from”, but the reviewed materials do not set out a complete discount formula. You receive a specific rate only after the bank assesses your application.

Fees

The price list effective 1 July 2026 gives a €300 processing fee. ČSOB’s refinancing page says it waives this fee when you transfer a mortgage from another bank. A representative example may still include the fee, so check whether it applies to your option. Property valuation and insurance may have separate costs.

Loan amount, LTV and term

ČSOB advertises financing of up to 90% of collateral value within a limited volume. The offer is for specified flats or houses used as a home; for houses, the bank lists energy-class requirements. Approval depends on available volume, valuation and the applicant’s assessment. NBS LTV uses the security value, not automatically the purchase price.

Who can apply: age and income

The bank verifies income, usually through Social Insurance or documents supplied by the applicant. For employment abroad, ČSOB publishes acceptance of income from an employer based in a euro-area member state and paid in euros; it also requires a minimum employment period and supporting documents. Other income types and how they count depend on the bank’s current rules.

Refinancing and top-ups

For a mortgage transfer, the bank waives its processing fee under the published terms. Its refinancing page describes an option secured up to the property value with a small additional amount. A separate renovation-refinancing option may allow up to €50,000 with a declaration instead of invoices. These features apply to the stated products, not every mortgage. For a top-up, request a new calculation and confirmation of whether the bank will make a new contract.

Insurance

Property insurance is included among the costs in the bank’s representative example. Payment-protection insurance is a separate product with several cover options. Confirm which insurance is required for your offer and which is optional.

How to apply

Prepare income, property and current-loan documents. For refinancing, get the balance and fee statement from your current bank. Before signing, check the ESIS, APR and fee-waiver terms. Compare the offer with other banks.

Frequently asked questions

Can everyone get 90% LTV from ČSOB?

No. The bank lists it as a limited offer for specified homes, subject to available volume and the usual application assessment.

Is there a fee for refinancing?

The price list shows a €300 processing fee, but ČSOB waives it for a mortgage transfer from another bank under its published conditions.

Can I borrow renovation funds when refinancing?

ČSOB describes a refinancing option with additional renovation funds up to a stated limit and a declaration of use. This does not automatically apply to every new loan.
