Mortgage support in Slovakia in 2026
Mortgage support refers to several separate schemes. In 2026, distinguish bank assistance for an increased payment, the interest tax bonus and a loan from the State Housing Development Fund.

- Bank assistance
- Up to €150/month
- 75% of an eligible payment increase, subject to statutory conditions.
- End of the current assistance scheme
- 30 November 2027
- Assistance may end earlier after another relevant rate change.
In Slovakia, “mortgage support” can mean three different things: assistance paid through participating banks when a payment rises, a tax bonus on interest paid, or loans from the State Housing Development Fund (ŠFRB). The former state contribution for young borrowers ended in 2018.
Bank assistance for an increased payment
From 2026, a participating bank may provide assistance equal to 75% of an eligible payment increase, up to €150 a month, if statutory conditions are met. The increase must follow a rate change on a loan that qualifies under the law. Conditions include matters such as the loan’s start date, permitted purpose and timing of its first rate reset. Applicants must also meet residence and income rules and pay the instalment within the required time.
Participation is voluntary. As of 19 October 2026, Slovenská sporiteľňa, VÚB, Tatra banka, ČSOB, UniCredit and mBank had published confirmation and application instructions. Participation by Prima banka, Fio and 365.bank could not be confirmed from primary bank sources. That is not proof that they declined. Apply directly to the bank; this site does not submit applications.
Assistance can end after another relevant rate change and no later than 30 November 2027. Eligibility does not automatically move to a replacement loan after refinancing or a contract change. Before changing your loan, check the effect on both assistance and the interest tax bonus.
Mortgage interest tax bonus
An eligible person claims this bonus through an annual tax reconciliation or tax return. The amount and income conditions depend on the contract date; older contracts and contracts from 2024 onward follow different regimes. See the mortgage tax bonus guide for the detailed process.
ŠFRB housing loans
ŠFRB provides housing loans to selected groups under statutory conditions. The fund reported that its 2026 allocation for home acquisition was covered; a new application intake is announced from 15 January 2027. Future terms and available funding can change, so check the fund’s current notice.
How to check what you may qualify for
Check the loan’s date and purpose, the date of the rate change, applicants’ income and whether the bank participates. Then assess each scheme separately. Meeting one condition does not establish eligibility for another form of support.
Frequently asked questions
Is mortgage assistance available at every bank?
No. As of 19 October 2026, six banks had confirmed participation and instructions: Slovenská sporiteľňa, VÚB, Tatra banka, ČSOB, UniCredit and mBank. Participation by Prima banka, Fio and 365.bank could not be confirmed from primary sources; that is not a confirmed refusal.
Can I receive bank assistance and the tax bonus?
They are separate schemes. mBank explicitly says they can be combined, but eligibility for each is assessed under its own rules.
Can I still apply to ŠFRB in 2026?
ŠFRB said its 2026 allocation was covered and announced the next application intake from 15 January 2027. Check current availability and terms directly with the fund before applying.
