Mortgage interest tax bonus in Slovakia

Your mortgage contract date determines which tax-bonus rules apply. We explain the difference between contracts through 2023 and from 2024, and how to claim interest.

50%, up to €1,200/year
Of eligible interest paid, for up to five years.
Income ceiling for a 2026 contract
€2,592/month

Statutory deadline after request; once a year free apart from third-party costs.

An eligible borrower claims the mortgage interest tax bonus after the end of the tax year. The mortgage contract date determines the rules, not the year when you file. Contracts from 2018 to 2023 and contracts from 1 January 2024 use different calculations and income tests.

Which rules apply to your contract?

Contract date Calculation base Annual cap Income test
1 January 2018–31 December 2023 50% of interest on up to €50,000 of principal €400 1.3 times the previous year’s average wage
From 1 January 2024 50% of eligible interest paid €1,200 1.6 times the previous year’s average wage

The bonus can be claimed for up to five consecutive years, starting with the month when interest payments begin. The annual cap is reduced proportionally in the first and ordinary final calendar years. For an older contract, the bank certificate identifies the interest attributable to the capped principal; do not use all interest paid if the loan exceeds €50,000.

For contracts from 2024, the property in Slovakia must serve as the applicant’s permanent home, potentially shared with close persons as allowed by law. A permanent address registration alone may not prove this condition.

Age and income for newer contracts

Age is checked on the date you apply for the loan. For contracts from 2024, the applicant must be no older than 35 on that date. The income test uses taxable income in the previous calendar year and, according to the Financial Administration, is checked when the contract is signed.

For a 2026 contract, the one-borrower ceiling is €2,592 in average monthly taxable income, or 1.6 times the 2025 average wage. For multiple borrowers, their combined income is compared with the relevant ceiling multiplied by the number of borrowers. One borrower claims the bonus; one co-borrower’s individually higher income does not automatically disqualify the claim if the combined test is met.

The income limit is based on taxable income, not take-home pay, and does not change each year while you claim the bonus. Use the threshold for the year your contract was signed.

How to claim the bonus

Your bank issues a certificate showing interest paid. The law requires it to issue or deliver the certificate within 30 calendar days of a request. It is free once a year, apart from possible third-party delivery costs. Banks use different delivery procedures, so request it in time.

Interest paid in 2026 is claimed in 2027. An employee can ask their employer to complete the annual tax reconciliation and provide the bank certificate; otherwise attach it to a personal tax return. Submit the employer request by the annual-reconciliation deadline. The ordinary tax-return deadline for 2026 is 31 March 2027. Check the current forms and Financial Administration instructions before filing. The final form line numbers for this tax year have not yet been verified.

Refinancing and early repayment

Changing terms within the same loan contract is legally different from replacing it with a new loan. Do not assume the bonus automatically continues after refinancing or a top-up. Check whether a new contract is being made, how the funds are used and which eligible interest the bank will certify.

If you repay the loan in full before the bonus period ends, you may not qualify for the repayment year even if earlier valid claims remain. See early mortgage repayment for possible costs. Bank assistance for an increased payment is a separate scheme with its own rules.

Frequently asked questions

Who may claim for a contract from 2024?

The applicant must meet the age limit, the income test for the contract year and the Slovak home-use condition. For co-borrowers, their combined income is compared with the threshold multiplied by the number of borrowers; one of them claims the bonus.

Is the €2,592 income limit valid every year?

No. For a contract signed in 2026, the limit uses the 2025 average wage. It is set for the contract year and is not recalculated every year afterwards.

How do I claim the bonus for 2026?

Ask your bank for an annual certificate of interest paid. An employee can request annual tax reconciliation from their employer and provide the certificate; otherwise attach it to a tax return. Use the form for the relevant tax year.

Does the bonus continue after refinancing?

Do not assume automatic continuation under a new contract. The law distinguishes changing the same contract from taking a new loan; have the specific refinancing or top-up contract assessed.
