Frequently asked questions
How is the mortgage amount calculated from income?
The calculator uses 60% of income after subsistence amounts, interest stress capped at 6%, and an age-adjusted total debt limit. It considers each applicant’s income and age, deducts existing debts and includes card limits. The bank decides on final approval.
Is the calculator's result binding?
No. The result is an indicative estimate. The bank sets the final mortgage amount after assessing your creditworthiness, credit register history, the applicants' age and the property's value from a valuation report.
Which expenses should I enter in the calculator?
Enter regular household costs as expenses and other loan repayments separately, excluding cards. In the extra fields enter outstanding loan balances, total approved card/overdraft limits and the used balances. The calculator includes these automatically.
Can I get a mortgage on a lower income?
Yes, as long as the repayment fits within the limits. Adding a co-applicant, a longer term, paying off or cancelling other loans and credit cards, or a larger down payment so you need to borrow less can all help.
