Adding to your mortgage with the same bank
Extra money alongside a mortgage may involve an amendment, a new loan or refinancing with additional borrowing. Banks do not use the same process.
Published: Checked:
A mortgage top-up means borrowing an additional amount alongside an existing loan. The bank may amend the original contract, make another loan or suggest refinancing. The process depends on the lender, your remaining balance and the property’s value.
What the bank checks
The bank reassesses your ability to repay using your income and all liabilities. It considers the DSTI and DTI limits as well as collateral value under LTV. It may request a new property valuation, documents for the purpose and your current loan balance.
If your income has fallen, you have taken other loans or the property value has changed, the available amount may be lower than you expect. Sufficient property value alone does not guarantee approval.
An amendment, another loan or refinancing
Banks do not follow one process. Some allow a contractual increase by agreement and charge a fee. Tatra banka and ČSOB describe an increase in public materials as a new or additional loan rather than a simple increase to principal already drawn. Refinancing can combine the old balance with a new amount, but it creates a new loan with its own terms.
Before signing, ask whether the original fixation stays in place, which rate applies to the additional amount, whether the term changes and whether you will pay fees or need a new valuation. Request a breakdown of the total amount payable after the change.
Purpose and support benefits
For a purpose mortgage, the bank may ask you to prove how the money was used. A non-purpose portion follows the rules of that product. If the change creates a new contract, the interest tax bonus or increased-payment assistance does not automatically transfer. Check the effect before changing the loan.
If you plan to move your mortgage to another lender, read about mortgage refinancing. If you need money without documenting its purpose, compare a non-purpose mortgage.
Frequently asked questions
Can I increase my mortgage at any time?
Only if the bank approves and the contract and security allow it. The bank will check your current income, liabilities, property value and the purpose of the extra funds.
Will my interest rate change if I borrow more?
It depends on whether the bank changes the original contract or makes a new or additional loan. The extra amount may have a different rate and fixation.
Is a mortgage top-up the same as refinancing?
No. A top-up adds funds alongside your current loan; refinancing uses a new loan to repay the old one. They can also be combined.
