Rates and discount conditions
The comparison rates come from the mBank rate sheet checked on 19 October 2026. For a purpose mHypotéka, the rate may be lower with LTV up to 80% and an active mKonto. The bank lists a higher rate for higher LTV or no account. Ask for a calculation based on your amount and collateral.
Fees
The price list effective 1 June 2026 shows no mortgage arrangement fee. It does not list a separate monthly mortgage-account management fee. Check the price list for valuation, contract changes and other services.
Loan amount, LTV and term
The product page gives a minimum of €7,000 and a purpose-mortgage maximum of €800,000 or 90% of collateral value. Above 80% LTV, the bank may require an individual assessment. Americká mHypotéka has a lower LTV limit and separate terms; do not apply one product’s parameters to the other.
Who can apply: age and income
mBank requires a stable source of income and legal capacity. The bank publishes documents it may request, including income confirmation or tax documents. The reviewed product materials do not fully establish a self-employed income formula, every accepted benefit or the maximum age at repayment.
Refinancing and top-ups
For refinancing without an income certificate, mBank lists a clean credit history and at least 12 months of repayments on the current loan. This is a document simplification for a specific situation, not an exemption from affordability assessment. Ask separately about a top-up or new loan; public sources do not set a universal limit for additional borrowing.
Insurance
Insurance for pledged property is required, with an exception for land. The bank may require repayment insurance as security under the contract, but it was not established as a general condition for a discounted rate. Check which policies are required for your product.
How to apply
Prepare income, liability and property documents, plus a balance statement if refinancing. Before signing, request an ESIS and check the rate, LTV, fixation, fees and insurance. Compare the offer with other banks.
