Rates and discount conditions
The comparison above shows Slovenská sporiteľňa rates from the offer effective 5 October 2026. Výhodný súčet includes a discount for an active account and another for repayment insurance. Your rate depends on product terms and approval; the advertised minimum is not an APR.
Fees
The price list effective 1 July 2026 gives an arrangement fee of 0.70% of principal, at least €400 and at most €1,000. The bank’s FAQ also lists a €400 campaign fee for contracts signed from 1 January 2024. These are different published contexts, so get the fee confirmed in writing for your application. Refinancing and some digital or partner offers may have their own discount.
Loan amount, LTV and term
SLSP publishes financing of up to 90% of collateral value in selected cases. This is not an entitlement to 90%: loans above the standard limit remain subject to NBS volume limits and the bank’s individual assessment. The security value, income and existing debts affect the approved amount.
Who can apply: age and income
The bank assesses employment and business income. Its entrepreneur guide gives turnover-based examples for selected professions and compares them with a profit-based calculation. These examples apply only to the listed sectors and are not universal percentages. The bank also publishes repayment by age 70; confirm any exceptions and the exact age condition for your application.
Refinancing and top-ups
SLSP allows mortgage transfers and, in some cases, additional borrowing. The arrangement fee may be waived for a transfer if the bank’s conditions are met. The published refinancing offer excludes business loans from that specific transfer scheme. If you need extra funds, ask for a separate payment and total-cost calculation.
Insurance
Property insurance forms part of the security; the Výhodný súčet discount may also depend on repayment insurance. Compare the premium, cover and discount terms. A bank representative example may not match your price.
How to apply
Prepare documents about income, liabilities and security. Before signing, check the ESIS for the rate, APR, fees and required services. Compare the offer with other banks for the same amount and term.
