Rates and discount conditions
The table above shows VÚB rates verified on 19 October 2026. The published minimum assumes an active account and repayment insurance; together, these discounts reduce the rate by 0.40 percentage points. The bank may set a different rate based on the loan terms and its assessment. The rate is not an APR.
Fees
Ask for an ESIS and the current price list with your offer. Check the arrangement fee, property valuation, account and insurance costs. VÚB publishes conditional fee waivers for some products or campaigns; their scope depends on the specific offer. Confirm valuation and contract-change costs before proceeding.
Loan amount, LTV and term
VÚB offers purpose mortgages and a non-purpose mortgage secured by property. For the non-purpose product, the bank publishes a minimum amount of €10,000 and a term of 1 to 30 years; these terms do not automatically apply to every purpose mortgage. The amount is limited by collateral valuation and NBS limits on LTV, repayments and total debt.
Who can apply: age and income
VÚB publicly discusses mortgages for self-employed applicants and limited-company owners. The bank verifies income and expenses, but its public materials do not provide a universal table of accepted turnover percentages or every income rule. The reviewed bank sources use different wording about the repayment-age limit. Confirm the condition that applies to your application.
Refinancing and top-ups
VÚB offers mortgage transfers, consolidation and additional borrowing subject to the product terms. Income-document requirements depend on the case; “no income documents” should not be treated as a general rule. When transferring a loan, include the old bank’s early-repayment charge, valuation, account and insurance costs. See mortgage refinancing for a cost comparison.
Insurance
Insurance for the pledged property is required during the loan. The rate discount is linked to repayment insurance. Compare the premium with the rate saving and check the cover and cancellation terms.
How to apply
Prepare documents about your income, existing debts and property. Ask for an offer with the same amount, term and fixation as offers from other banks. Compare rates and terms in the bank overview; an estimated payment is not a VÚB lending decision.
Frequently asked questions

The published minimum assumes an active account and repayment insurance, which together reduce the rate by 0.40 percentage points. The bank then assesses the individual loan.
Can I refinance with VÚB without proving my income?
VÚB offers refinancing, but public materials do not establish a general exemption from income assessment. Documents depend on your situation.
Does VÚB offer mortgages to self-employed applicants?
VÚB says self-employed people and limited-company owners can apply. The source reviewed does not set a universal recognised-income formula or required trading history.
