Rates and discount conditions
The rates above were checked on 19 October 2026 against Tatra banka’s official rate sheet. Offers under its rewards programme may require an account and repayment insurance, depending on the selected programme. A published rate is a minimum for the stated conditions, not a promise to every customer.
Fees
The bank’s price list and representative examples may show different arrangement fees. Ask for the current ESIS and price list for the exact product before signing. The refinancing product advertises a loan-fee waiver, but property valuation and delivery of the land-registry application may remain separate costs.
For construction, the bank’s current price list charges for the second and subsequent drawdowns. Check contract-change and insurance costs too.
Loan amount, LTV and term
The bank publishes purpose mortgages and Americká hypotékaTB. Its product page gives a minimum mortgage amount of €13,000. Confirm the maximum loan-to-value ratio, repayment term and age limit for the specific purpose and applicant. A general guide about mortgage ages does not replace Tatra banka’s contractual terms.
Who can apply: age and income
Tatra banka lists income types and documents in its product FAQs. It does not publish a complete table for self-employed income calculations and some individual exceptions. Ask the bank to assess your tax returns, employment and other income.
Refinancing and top-ups
A refinancing loan may repay at least one mortgage from another bank. Fee discounts and any reimbursement have their own conditions, including insurance and account requirements; they are not automatic payments to every applicant. A top-up may be made as a new or additional loan. Ask how the extra amount will be priced and fixed, and which fees apply.
Insurance
Insurance for a flat or house securing the mortgage is required; the bank’s FAQ says a policy from another insurer may be used. Repayment insurance may be part of a rate discount or campaign. Compare the premium and cover with the interest saving.
How to apply
Prepare income and property documents and request a written offer with an ESIS. For refinancing, provide the current balance and early-repayment terms. Compare it with other bank offers for the same amount and remaining term.
Frequently asked questions
What do I need for a Tatra banka rate discount?
Terms depend on the selected rewards programme; the discount may involve an account and repayment insurance. Check the current conditions with your offer.
Is refinancing fee-free?
The bank advertises a loan-fee waiver for its refinancing product subject to campaign conditions. Property valuation and delivery of documents to the land registry may be charged separately.
How does the bank handle a mortgage top-up?
Public materials describe additional borrowing as a new or separate loan, rather than an automatic increase to principal already drawn. Confirm the structure and rate.
